Proplend is an online marketplace for commercial property-backed lending, providing inflation-beating returns – available tax-free via our flexible ISA and pension accounts. Founded in 2014, in response to the 2008 banking crisis, Proplend circumvents the traditional banking system in the enduring low cash interest rate environment. The platform facilitates direct access to commercial real estate (debt) investment opportunities for individual and institutional investors – helping match them with creditworthy borrowers in the under-banked sub-£5m market. Commercial borrowers gain access to an important, alternative source of funding, with the full borrowing rate passed on to ‘Lenders’, who earn attractive rates of risk-adjusted monthly income. And with up to three LTV-based investments for each loan, the Proplend-pioneered ‘tranching’ system enables Lenders with different risk appetites the opportunity to invest side by side – choosing the risk-levels they’re comfortable with. Comprehensive loan due diligence and security requirements have given Proplend the reputation of one of the lowest risk platforms around, with no investor losses to date. 1st legal charges and interest reserves are retained on behalf of participating Lenders for all loans, with direct loan contracts established between them and the borrowers. Proplend is fully authorised and regulated by the FCA and approved by HMRC as an ISA Manager. Peer to Peer lending and Innovative Finance ISAs (IFISA) aren't covered by the FSCS. Capital is at risk.
